How it works.

Six steps from a first message to a completed transaction. Nothing here is designed to move faster than you are comfortable with.

  1. You send over the basics through the website: who you are, how to reach you, and the property address. There is no lengthy questionnaire and nothing to sign.

    Everything else — condition, repairs, what you are hoping to get — is a conversation, not a form field.

  2. We reach out personally. The purpose of the call is to understand the property and your situation, not to talk you into anything.

    • Your reason for potentially selling
    • The timeline that would work best for you
    • What you are hoping to accomplish
  3. Once we understand the property and your situation, we review the property’s condition and location, comparable sales nearby, potential improvements, and current market activity.

    From there we determine whether the opportunity fits our acquisition criteria, and what purchase structure may make sense.

  4. If there is an opportunity, we discuss a potential cash purchase price and how we arrived at it. If the number works for both sides, we move forward.

    If the numbers don’t align, we’ll simply be straightforward about it. The goal is to determine whether there is an opportunity that genuinely makes sense for both sides.

  5. If we reach an agreement, we work around a mutually agreeable closing timeline. Some owners need to move quickly. Others need extra time to sort out belongings, tenants, or their next place.

    The transaction gets structured around what was actually agreed to.

  6. Depending on the property and the transaction, O'Boyle Acquisitions may purchase the property directly or work with one of its established buying and investment partners to complete the purchase.

    Either way, the terms you agreed to are the terms that get honored, and closing is handled through a title company.

A Note On Roles

O’Boyle Acquisitions is a real estate investment company. We buy property as a principal — we are not a brokerage, we do not list properties, and we do not represent owners as agents or brokers.

That distinction matters in practice: when we discuss a price, we are discussing what we or a buying partner would pay for the property, not what we think it might fetch on the market.
